This unit is used, but in good condition. 12 volt gel cell backup battery is not included (easily purchased at any Batteries Plus store for about $30). I personally have no experience with the programming, operation, or capabilities of this unit. It was used by the company that I work for to operate gates in storm water ponds. It was working when taken out of service. My understanding is that it was much more sophisticated than necessary for the task.
